Percentages below are our standard schedule and are written into your contract. Smaller jobs such as refacing use a two-stage schedule instead.

Design fee
Covers the measured survey, the services plan and two scale layouts. Credited in full against the build if you proceed with us.

Cabinetry deposit
Released to the cabinet maker the day drawings are signed, because it is the longest lead item on the job.

Start on site
Due on the first day of demolition. Covers the trades booked for the rough-in stage.

Stone template
Due when cabinetry is set, levelled and templated, which is the point the kitchen is visibly a kitchen again.

Completion
Due after the punch list is walked with you and every item on it is signed off. Not before.

Home equity line
Many Portland clients draw on a HELOC for a kitchen. Your bank sets the rate; we supply the contract and schedule they will ask for.
Contractor financing
We can introduce you to a third-party lender that funds residential remodels. Approval, rate and terms are entirely theirs, not ours.
Phased build
Split the work across two budget years: cabinetry and stone first, flooring and lighting in the second phase. Drawn as one plan, built in two visits.

About cost
Our full remodels usually land between $68,000 and $145,000, and small galley kitchens between $42,000 and $78,000. These are sample bands, not quotes. The survey and drawings produce a fixed price.
A design fee at the start, then progress payments tied to milestones: cabinetry order, on-site start, template, and completion. Details are on the financing page.
Yes, in full, against the build if you proceed with us. If you do not, the drawings are yours to take elsewhere.
We photograph it, price it in writing as a variation, and wait for your approval before touching it. Nothing appears for the first time on a final invoice.

Every band on this site is a sample. The number that matters comes out of a measured drawing set and it does not move unless you change your mind or a wall surprises us in writing.
